Open tenders and prepare techno-commercial evaluation report and make recommendations to client.
Prepare negotiation strategy and conduct negotiation meetings for the most appropriate offer.
Assist in award of work contracts.
Monitor design for the civil, structural and related works based on approved project.
Cost management for the civil, structural and related works and control throughout the project.
Design coordination for the civil, structural and related works at all stages of design development- Schematics, construction documentation.

Design and Cost Management

Manage and ensure design development for the civil, structural and related works as per the project brief given by the client.
Vetting of architectural services being provided by the architect retained by the client.

Project Monitoring

Coordination of various entities for the civil, structural and related works and superintendence of field units including independent quality control.
Obtain schedules from consultants and architects, contractors, subcontractors and alike. Discuss their appropriateness to the overall project schedule and integrate.
Establish communication system for systematic project control to achieve time, cost, quality and safety.

Construction Management

Conduct kick-off meetings as and when contractors come on board.
Monitor the resources mobilised by contractors and suppliers. In case of deviations, take up necessary steps with concerned agency to make them meet the commitments.
Monitor the delivery schedule.
Coordinate with contractors/suppliers and consultants for the civil, structural and related work.
Conduct site coordination meetings to achieve quality/cost and adherence to time schedule.
Enforce a quality control plan on contractors /suppliers.
Supervise and monitor the construction and installation activity for the civil, structural and related works, and ensure the following:
Proper construction methods are followed.
Construction and installations are as per the design intent.
Right sequence of construction is followed.
Individual activities are as per plan.
Housekeeping is up to acceptable standards.
Quality control systems are in place and coordinate, setup of a laboratory at site to conduct field tests. Review all test results and compare
Timely submittals of programs from contractors.
Material delivery schedule as per plan.
All completed works / installations are properly protected.
Certify quantities of all items supplied /work done at the site by various contractors as per the running bills raised by them.
Check and validate contractor’s /supplier’s claim.
Submission of periodical reports to client in a pre-agreed format.
